Up for sale is a full engine rebuilding machine shop fully furnished with equipment located in Angola, Indiana. Angola is a rapidly growing city and home of Lake James, the second largest lake in all of Indiana and home to multi-million dollar vacation homes (a natural spring lake/not man made).  I am listing this business for my father who would like to retire due to health concerns.  I am willing to provide training on proper operation all equipment and engine building operations from start to finish, setting up of quick books accounting software for financial statement compilations and tax return preparation, payroll, business checking account set-up, business plan to present to the bank to obtain a business line of credit etc. I have an accounting degree from Kansas State University and worked for an accounting firm before becoming the CFO and partial owner of the trucking company I control and operate. This is a better opportunity than most you will find on these kinds of sites because both the real estate and equipment are paid off, among other reasons.  Additionally, the shop has not been operated for some 5 years now as an on-going business and there are no outstanding debts or liabilities associated with any business’s balance sheet.  When the business was in operation, the management team specialized in custom built specialty engines for numbers matching collector cars along with high performance engines for offshore power boats, circle track and drag race cars. The business had quite a national reputation for Corvette and Camaro engines, COPO, L-88, 302 DZ etc. There were also many racing engines built both fuel injected and carbureted that produced between 300 and 700 horsepower. Muscle car restorations also took place at this location. At one time, the shop was a profitable and fun operation that employed multiple people before the owner ran into health problems and it became unmanageable.  The shop has been maintained and a new owner could pick right up where the past owner left off some five years ago. Whoever buys this business will have the capabilities to perform all functions in house from the hot tanking, to the machine work, to the balancing and assembly, and finally to the dyno tuning and testing.  Equipment is set up to build performance Chevrolet, Ford, and Mopar engine combinations. The buyer of this business will purchase both the real estate (land and buildings) along with the listed equipment all free and clear. Both the land and the buildings are paid off lien free, current on taxes, and the building just received a major face lift with new exterior paint and a new awning, interior floors sanded and painted, among other improvements. The building is approximately 50' x 30' with an upper area consisting of machine shop floor, paint booth, office, parts room, rest room and customer lobby foyer. The lower level consists of hot tanking room and parts wash bay, washer and dryer area with full refrigerator, rest room, and air compressor corner. The building consists of two overhead doors (one in the upper level along with a pedestrian door and the other on the lower level). The finished building has one window A/C unit that cools the building well along with hot water heat that run through the floors for heating. The building is metal sided and contains a tin roof. The lot size of the land is 100' x 150' and also has a started (but not finished ) second building found just behind the main building that has had the dirt work done and a foundation pored consisting of four basement walls--if finished this would be a two-story building with a lot of room for whatever. The front of the main building has asphalt parking lot in the front and a gravel parking lot on the side. Between the two areas approximately 7 cars could be parked. The rear of the building also has a cement drive way that can hold 2-3 cars. The property is positioned on the corner of Oak St. and East Wayne (The busiest street in all of the town of Angola). Now for the equipment included in this sale. All of the equipment being discussed is functional and wired to its designated place using 3-Phase electrical service in some cases.  Many of the machines were purchased new and the others are older but have been rebuilt & repainted along with regular service maintenance. There are a total of 20 pieces of significant equipment included in this sale along with other equipment that is less significant in value and purpose such as overhead electric cranes, fork trucks, etc.  See below for a complete list of the 20 significant pieces of equipment. Model numbers are available upon request. Also, there are maybe a hundred V-8 vintage 1965-72 high horsepower collector blocks in big and smallblock chevy available, but not included in the sale price of this auction, along with hundreds of vintage big and small block cylinder heads (cast and aluminum) and intakes. There are also rooms full of other vintage GM parts such as exhaust manifords, pulleys, starters, alternators, and other misc engine parts. The owner also has 2 numbers matching (every correct part-- casting number and date) frame-off restored 1969 Camaro Z/28 DZ 302 cars that could be available for sale at the right price--one Hugger orange w/ black strips and vinyl top and the other Lamans Blue w/ black stripes, an RS/Z/28 package high-option car. Both cars have low actual documented milage--one was bought new by my uncle and then in the early 1970's bought by my father, and has not been driven in something like 30 years. The other has not been driven in just as many years and has something like 14,000 original documented miles, if I am remembring correctly. Note: The Z/28s are NOT included in the sale price. The dyno, as what we are able to determine, is this: the oldest part (the cart and counsel) is a 2000 model, but the brake, Wyn-Dyn software, servo and most, if not all, of the circuit boards and many other parts are all within 5 years old, and have not been used in the last four years, just stored in the building. I believe it was a SF-900 and has now been updated to a 901 model. It was bought from a former Super Flo employee and my father has put about $20,000 into the unit of his own money to make it like a 2005 or 2006 SF-901 model. The counsel has the numbers 533 on it and we are not finding any other way to verify the year of the oldest part, when first manufactured. Dan (the former SuperFlo employee), who sold it to my father told him that it was purchased with two other units (533,534,535)for a big Chrysler race shop in Missouri, in what my father was told the year 2000. My father told me that it has new strange gauge, 2400 hp servo, and almost everything from input shaft back is all new within 5 years, but barely used. Now for the hone take. It is a Honemaster brand name (older but still hones well) and comes with big block and small block Chevy torque plates. The shop zoning is “General Business” and has been grandfathered in. Thanks you and let me know what else you would like to know or do from this point. My father said he would try to get photos of the dyno room but he moves slow--very slow. The dyno room was a paint booth converted to a dyno room. It is primitive, and not fancy. It has a downdraft system, exhaust ran through the wall into semi-mufflers, and water lines running out an opposite wall to a buried underground water tank. The dyno room is not fancy or even pretty in my opinion, but it is functional. Someone could easily sheet rock, paint, and trim the room and add glue on vinyl flooring to make it look nice and modern. Hope this helps. Can you provide the details on them? thanks Dave   Dave, both cars have had frame off restorations and have every correct part or bolt from what I have been told. The Lemans blue still needs the interior put in and somebody trim. It was painted by a Mercedes New Car dealership in expensive paint--Top Flite--Barret Jackson kind of car. The engine and trans are in the car and were rebuilt in the shop being advertised taking every detail into consideration. The engine is completely stock but has been tweaked to produce about 25% more horsepower over factory (estimate-was not dynoed). The car has been stored at my father’s home for over 10 years in a climate controlled garage and was never finished--it has been how it is for years. The orange car was stored in another building for about 30 years as it presently sits, and it too received a first class restoration. It too needs the interior put back in etc, and is about in the same condition. But, the paint is not quite as nice as the blue one, although body panels and body work are done just as nice as the blue one. I believe that the orange one just didn’t get the final detailing finished on the paint after the restorations, such as final coats and water sanding of clear etc. It had the guide coats laid on etc. The engine and trans on the orange car had the same meticulous rebuilding as the blue one. My father said that he would want $75,000 for each car because they are all documented original with paperwork, and he will spend a few months finishing them and take them to the Barret Jackson sale in Arizona to sell them. He is not in a hurry to sell them because he knows they appreciate each year and they are better investments than the stock market etc. He seems to think they would bring $100,000.00 or more a piece in a few years at an elite auction once the interiors are put back in and they are detailed. With that said, unless you are willing to spend over $50k per vehicle as they sit, my father would not even listen. I'm not sure what they are worth. I would probably condsider 50k but not 75k.Once the economy picks back up maybe it would go for 75m but they too have taken a hit of bout 30-35%. If we can possibly work a deal, send the pictures and detail, thanks again Dave Dave, I talked to my father and he said he is not interested at 50k because he said he has put too much sweat equity into the car, along years of holding it.  He said because of this he cannot allow someone to spend 10 weeks finishing it up and make 50k. He says it is a 14,000 actual mile, protecto-plate, 100% NOS car without a flaw, hide-away lights RS/Z/28, high-option car etc...I guess he will finish it if someone doesn’t want to pay 75k for it. The asking price of $175,000 included the land and building, but not the cars. The equipment alone without land or building could be purchased for $140,000 with the stipulation the buyer pays the cost of moving the equipment.  I own a trucking company and could get you a very good price on shipping the equipment anywhere nationwide.
